Buy to Let Advice for Landlords

Buy to let can be a rewarding way to build long-term income, but lending criteria, rental calculations and tax rules make it more involved than a standard residential mortgage. We help you cut through the detail and arrange finance suited to your plans, whether you are buying your first rental property or expanding a portfolio.

As independent, whole of market advisers, we compare lenders across the market, including those who deal only through intermediaries. One adviser looks after your application from the first conversation through to completion.

Who We Help

  • First-time landlords buying an initial rental property.
  • Experienced landlords adding to or refinancing a portfolio.
  • Landlords buying through a limited company structure.
  • Owners reviewing a deal that is coming to an end.

How It Works

We start by understanding your goals and the numbers behind the property. We then research lenders whose criteria fit, present your options and manage the application through to offer. Your first conversation is free and without obligation.

Most buy to let mortgages are not regulated by the Financial Conduct Authority. Your property may be repossessed if you do not keep up repayments on your mortgage.

Buy to Let Questions

How much can I borrow on a buy to let?+
Lending is usually based on the expected rental income as well as your own circumstances. We assess the numbers with you and identify lenders whose criteria fit.
What deposit do I need?+
Buy to let usually requires a larger deposit than a residential mortgage, often around twenty-five per cent, though this varies by lender and property. We will confirm what is realistic for your purchase.
Should I buy through a limited company?+
It depends on your tax position and long-term plans. We can arrange finance either way, and we would suggest you also take tax advice from a qualified accountant.
Do you charge a fee?+
Your first conversation is free and without obligation. Any fees are confirmed clearly and in writing before you proceed.
